The home has a LOT of history; built in 1952, it has been owned by the same family since 1984 and there have been many stages of improvement and renovations- I can email a list (from owner's memory). Over the years, this home has served as a private long term rental AND public short term rental (in AirBnB) while the owner lived in the top floor and once the owner moved out (see uploaded documents showing AirBnB income). Please note: the photos reflect how the house was staged prior to Hurricane Ian. I tried to show the before and after. Upstairs: the home is an intact , elevated single unit with 3 bedrooms, 2 full baths (the master is en suite), a large living and dining room combo with multiple doors onto the wrap around deck, as well as a private master bedroom balcony on the beach side. There are heart pine floors throughout and tiled bathrooms; the surrounding windows in the master bedroom provide a flood of natural light; kitchen was installed in the '90s offering ample cabinet and counter space; the elongated island is bar stool height; there were repairs done to this floor post-Ian; there is a sliding glass door directly onto the deck with a marsh view; cathedral ceilings in the living/dining room; the two guest bedrooms are smaller but can accommodate a full bed and a queen bed; new roof in 2016; two newer hot water heaters (in attic and exterior); parking for 4-5 cars; irrigation in the yard; an underground invisible fence for pets; attic runs the length of the home for a potential 2nd floor. Downstairs: the flooding during Hurricane Ian resulted in total demolition of the first floor; the owner had all the proper repairs done for a safe, turn-key purchase with invoices to show what work was done. The interior stairs between the floors were sealed off and repaired (but this could be opened back up easily). Quotes for all repairs, the full rebuild OR total removal of electrical (re: the first floor) are uploaded; one could keep electricity down there and use the space as golf cart parking OR put in a breeze-through tiki bar, using the existing plumbing for an interior bathroom (the first floor had one full and one half bath). Downstairs exterior: there is a screen porch on the ocean side of the house that housed a washer/dryer before the flood, and has one of the two functioning hot water showers. There was a pool that was filled in to create a large private patio, and off of that is where the second hot water shower is located. The upstairs of the home currently has electricity, AC/heat and running water. Every 3 months, it is treated by Stark inside and out which is 95/quarter but there is no termite bond. It was sprayed for pests Tues Jan 10th and the annual test for wood-eating pests on Jan 12th. This home has flooded yearly, based on its placement on the lot, the water table of the island and king tides/proximity to the ocean and creek. The demolition of the first floor now removes the headache of that, and possibly a lower flood insurance rate.
